JLL and M. David Properties have announced the completion of SilverPark North I, a 105,384-square-foot industrial facility within the SilverPark North industrial campus in Charlotte, North Carolina. The three-building campus also includes SilverPark North III, where Veho, a technology company that operates one of the largest parcel delivery platforms in the United States, recently signed a 60,932-square-foot, full-building lease. JLL Executive Managing Directors Brad Cherry and Matthew Greer lead leasing efforts for the campus on behalf of the owner M. David Properties.
Strategically located off Silverpark Drive and Hucks Road, the SilverPark North industrial campus offers premier industrial space with excellent connectivity along Interstates 485 and 77. The campus is situated just 20 miles from Charlotte Douglas International Airport. SilverPark North I features 105,384 square feet of industrial space available for lease, including a 2,501-square-foot speculative office suite. The facility is designed with 32-foot clear heights, 20 dock-high doors and two drive-in doors. SilverPark North II and III are now both fully occupied.
“Charlotte’s industrial sector is experiencing unprecedented growth, which continues to drive demand for modern, strategically located facilities,” said Marc Silverman, founder of M. David Properties. “The completion of the SilverPark North industrial campus introduces high-quality industrial space to the market that can accommodate a wide range of users seeking proximity to the region’s major transportation hubs.”
The recent leasing momentum at SilverPark North industrial campus is a testament to the strength of the market and demand for premier industrial space. Veho’s recent lease at SilverPark North III allows the company to centralize and grow its parcel delivery platform, particularly the receiving and sorting of e-commerce parcels, and their being loaded to vehicles for last mile delivery.
“Veho’s decision to establish operations at SilverPark North III highlights Charlotte’s emergence as a critical logistics hub in the Southeast,” said JLL’s Cherry. “With immediate access to multiple interstates and proximity to key consumer markets, SilverPark North III offers Veho the infrastructure and flexibility needed to support its continued growth and expansion.”
According to JLL’s Charlotte Q4 Industrial Insight, the city’s industrial market remains robust. In Q4 2024, more than 2.6 million square feet were delivered. With an additional 2.7 million square feet slated for delivery this quarter, the pipeline of new development signals investors’ continued confidence in the market. As demand for high-quality industrial space continues, properties like SilverPark North are well-positioned to attract leading logistics and distribution companies.
