Nance Companies & MPV Properties (MPV) are pleased to announce the groundbreaking for Berkshire Business Centers #20, a new speculative office/warehouse building currently under construction at Pineville Distribution Park. The firms are co-developing the 67,000 SF building, which is located within 1.5 miles of Westinghouse Boulevard and the South Boulevard/I-485 interchange. The building will feature 28-foot clear heights, efficient column spacing, LED lighting, a sprinkler system, and ample parking for employees and trailers. Construction is scheduled to be finished in the spring of 2020, and the developers have the option to build an additional 40,000 square feet on another site within the industrial park. 

Once work on roads and infrastructure concluded this past summer, Pineville Distribution Park saw its first bulk distribution building open in October for Campbell Snacks, a division of Campbell Soup Company, and a Beacon Partners development. Upon completion, the park will have over 700,000 square feet of Class A warehouse and distribution space on approximately 58 acres of land. 

“The vast majority of industrial land in Mecklenburg County has been developed, and we feel there isn’t much new product under 100,000 square feet coming onto the market. We think now is the right time to develop a spec building. It obviously helps that a company like Campbell Snacks is willing to occupy a new building in this location,” said Bailey Patrick of MPV. This is the second building developed by the Nance/MPV partnership, the first of which, located in Mint Hill, NC, was fully leased before building completion this fall. 

Billy Thomas and Bailey Patrick Jr. of MPV are leasing the building for the developers, who are willing to subdivide into two spaces depending on tenant demand. Merriman Schmitt is the architect, Timmons Group is the civil engineer, and Intercon is the general contractor.
