White Point, FCP Close on Chadbourn Mill for Adaptive Re-use Development

White Point and FCP announce plans to redevelop historic Chadbourn Mill into a mixed-use development complete with office, retail, and dining space. Located at the corner of North Brevard Street and Jordan Place, Chadbourn will be the latest addition to Charlotte’s booming Mill District, within walking distance of Optimist Hall, NoDa’s entertainment and residential districts, as well as the LYNX Blue Line 25th St. station.

“We look forward to adding Chadbourn to our adaptive re-use portfolio in Charlotte, and to partner with FCP in doing so,” says Jay Levell, co-founder of White Point. “As we’ve seen with the recent success of Optimist Hall and Bowers, the demand for converted warehouse space for working, dining, and shopping—if done right—is only growing in Charlotte, so further redevelopment in the Mill District continues to be a priority.”

Chadbourn was a hosiery and textile mill, in operation from the 1930s to the 1970s, producing mostly women’s clothing. The building last saw hosiery and garment production more than four decades ago, but White Point and FCP plan to bring the mill back to life as a mixed-use development incorporating 40,000 square feet of office space, a 2,000 square foot restaurant, and local retail opportunities.

White Point and FCP have hired Cline Design Associates to maintain the historical integrity and character of the structure, while providing modern and inviting working, dining, and retail experiences. Integrated landscape design and architecture will connect the interior and exterior spaces for a lively village feel throughout the property. JLL will be leasing the office component of the development, with Thrift Commercial Services handling the retail leasing. Construction is expected to be complete in 2020.

“Chadbourn will provide an opportunity unlike any other in Charlotte right now, to be in a historic building with modern upgrades and within walking distance of everything NoDa and Optimist Park have to offer, and just a few light rail stops from both Uptown and University,” says Charley Leavitt, commercial real estate broker for JLL.
