‘s Carolinas Land Advisory team has been retained to market a high-profile, ±1.89-acre development site at 301 S. Brevard Street in Uptown Charlotte, one of the Southeast’s most dynamic and fast-growing urban cores.

Positioned in the heart of Uptown, the site offers a rare opportunity for transformative development with existing in-place income from surface parking. There is also potential upside in repurposing the existing +/-43,800 SF and +/-18,000 SF buildings or completely reimagining the site for a higher-density use. The property is zoned Uptown Core (UC), allowing for vertically integrated mixed-use projects including office, residential, hospitality, and retail uses.

Located within walking distance of the Spectrum Center, Charlotte Convention Center, NASCAR Hall of Fame and Bank of America Stadium, the site sits at the center of a highly walkable, amenity-rich district with more than 32 million square feet of office space and over 100,000 daily workers. Its proximity to the LYNX Blue Line light rail and Interstate 277 further enhances accessibility for future users.

“This is one of the most compelling development opportunities currently available in Uptown Charlotte,” said Tommy Trimble, Partner at Foundry Commercial. “Sites of this scale and prominence are increasingly rare, particularly those that offer both immediate income and the flexibility to support a wide range of high-density uses. We are excited to bring this opportunity to market and to work alongside ownership to identify a buyer who can maximize its potential.”

Foundry Commercial previously facilitated the sale of the site on behalf of a nonprofit organization and has been retained again to lead the current marketing effort – reflecting the team’s continued presence and experience in the Uptown Charlotte land market.

The offering represents a unique opportunity for investors and developers to secure a premier location with strong fundamentals, existing cash flow, and long-term development upside in one of the nation’s fastest-growing metropolitan areas. The brokerage team is led by Tommy Trimble and includes Sarah Godwin, Karl Hudson IV, CCIM, Davis Hammond and Patrick Stevens, all part of Foundry Commercial’s Carolinas Land Advisory group.
