Cavella, a new 307-home residential community at 2222 N. Tryon St., is now open for pre-leasing. Developed and built by Fairfield and professionally managed by Bozzuto, the five-story community will introduce more than 300 studio, one- and two-bedroom residences to the intersection of NoDa and the emerging North End neighborhood in spring 2026.
Situated along Charlotte‘s evolving North Tryon corridor, Cavella blends industrial influence with modern residential design, bringing thoughtfully planned apartment homes and community spaces to one of the city’s fastest-growing areas.
“Cavella was designed to deliver the level of finishes, amenities and service typically found in high-rise living, but within a more accessible mid-rise community,” said Michael Gribble, Fairfield’s Vice President of Development for the Carolinas. “Residents get elevated design, outdoor space and connectivity while still feeling rooted in the surrounding neighborhoods.”
Distinctive Residences
Cavella features 64 studios, 157 one-bedroom and 86 two-bedroom homes ranging from 538 to 1,289 square feet. Residences offer two interior palettes, modern gray and white/woodtone, along with quartz countertops, large-format kitchen backsplashes, built-in desks and shelving in some units, glass-enclosed showers, luxury vinyl plank flooring and smart-home technology.
Large windows and the community’s elevated site provide abundant natural light and unobstructed skyline views of Uptown Charlotte. Exterior materials, including composite wood, fiber cement and corrugated metal, reference the surrounding neighborhood’s industrial history and character.
Amenities Designed for Everyday Living
Cavella’s amenities emphasize wellness, flexibility and connection. Highlights include:
Residents will also enjoy 24-hour SipWithMe coffee service featuring North Carolina’s Summit Coffee, as well as Lenny Boy kombucha and Hex Cold Brew on tap in the Social Lounge.
Resident-Focused Management by Bozzuto
Cavella will be professionally managed by Bozzuto, nationally known for its resident-first, hospitality-inspired approach. With a strong track record in resident satisfaction, Bozzuto is ranked among the nation’s leading property management firms. Guided by a commitment to exceptional service, Bozzuto delivers elevated living experiences and helps build vibrant, thriving communities nationwide.
“Creating communities where people truly feel at home is central to Bozzuto’s approach to property management,” said Jessica Gonzalez, Senior Vice President for Bozzuto. “At Cavella, that means delivering thoughtful service, building genuine relationships with residents and providing a level of care that goes beyond the traditional property management experience.”
Residents will benefit from a range of hospitality-driven services designed to simplify daily life, including Luxer package management with dedicated liaison support, guest suite accommodations for visiting friends and family and Bozzuto’s Away From Home services, which include pet care, plant maintenance and package handling while residents are away.
Development & Construction Led by Fairfield
Cavella was developed and built by Fairfield, a nationally recognized owner, developer and operator of multifamily communities with more than 40 years of experience and approximately 47,000 apartment homes across the United States. An active participant in the Carolinas multifamily market, Fairfield has now expanded into Charlotte.
Working alongside project partners Dwell Design Studio, Premier Interior Design Group, Bolton & Menk and LandDesign, Fairfield designed Cavella to reflect the character of the surrounding neighborhood while prioritizing livability, natural light, outdoor areas and thoughtfully designed shared spaces.
Leading the Evolution of Charlotte’s Emerging North Tryon Corridor
Located at the intersection of NoDa, North End and Lockwood, Cavella sits along one of Charlotte’s fastest-evolving corridors on North Tryon Street, across the light rail tracks from NoDa. The community offers convenient access to neighborhood amenities such as Starbucks, Inner Peaks Climbing Gym, NoDa Brewery, Sprouts Supermarket, Camp North End, Optimist Hall and more. The community is also exploring a potential microtransit partnership to further support mobility for residents.
Cavella is built around its interior parking garage, which includes 441 parking spaces, 414 of which are secured, along with 20 EV charging stations.
