CBRE announced the sale of the Linville Building, a 118,506-sq.-ft., Class A office property located at 10130 Perimeter Parkway in Charlotte’s North submarket, to The Perkins Fund.
CBRE’s Patrick Gildea and Matt Smith represented the seller, Albany Road Real Estate Partners, a Boston-based private equity real estate firm, in the transaction.
Delivered in 2008, the five-story building sits on 6.5 acres and includes 494 surface parking spaces. The property is currently 74% leased and is zoned Commercial Center District (CC). Located at the last I-77 exit with a Charlotte address, just inside the I-485 outer belt, Linville Building is approximately 15 minutes from Charlotte Douglas International Airport and 12 minutes from both Uptown Charlotte and Lake Norman.
The North submarket posted the lowest vacancy rate in Charlotte at 14.8% in Q3 2025, with average asking rents of $30.42 per sq.-ft., according to CBRE Research.
“The sale of the Linville Building aligns with ongoing trends in the Charlotte office market, where well-located, suburban office assets are experiencing constant tenant demand and stable occupancy.” said Patrick Gildea, Vice Chairman at CBRE. “The property presents a great opportunity for investors seeking value and upside in a supply-constrained, high-demand corridor.”
According to CBRE’s Q3 2025 Charlotte Office Market Report, leasing activity increased 77.3% year-over-year, with roughly 1.65 million sq. ft. transacted across 116 leases. Of these, 97 were new leases or expansions, while sublease activity accounted for 121,786 sq. ft. of the total volume.
