SunCap Property Group breaks ground on manufacturing facility

SunCap Property Group is developing a 215,000-square-foot facility for Tristone Flowtech USA in Mooresville, NC. The project will be located on 22 acres in the Mooresville Business Park East industrial campus, fronting Manufacturers Boulevard. The plant will produce engine cooling hose systems, air charge hose systems and fluid battery cooling systems for the US and Canadian automotive industries.

Sitework is underway and vertical construction will commence this month with project completion scheduled for November of this year. Yeargin Potter Smith Construction has been named as general contractor. Colliers International’s Spartanburg office represented Tristone in the lease transaction, and Parker Poe served as counsel and site consultant.

Tristone Flowtech Group is based in Frankfurt, Germany and this will be the company’s second manufacturing facility in North America. Tristone recently opened a new plant in Delicias, Mexico.

“SunCap is excited to be part of the team bringing Tristone Flowtech to the US,” said Flint McNaughton, SunCap CEO and Founding Partner. “The automotive sector is a key economic driver in the Carolinas and we believe both OEMs and suppliers will continue to view this region as an ideal location for these types of long-term investments.”

SunCap has recently been active in the automotive market with last year’s delivery of a 230,000-square-foot manufacturing facility for Magna Seating in Spartanburg, SC.

This is SunCap’s fourth industrial project in the Charlotte area since the company’s inception in 2009. SunCap developed two FedEx Ground distribution facilities in Concord’s International Business Park and last year completed a build-to-suit for Atrium Healthcare’s Mobile Medicine group.
