Mixed-use and apartment rezonings continued to be popular requests at recent county meetings. The following rezoning applications were filed recently:
*Greenway Residential Development is seeking to rezone 12.3 vacant acres at 3911 David Cox Road to allow for up to 144 apartments. The company is asking for a site plan amendment to existing urban residential conditional zoning on a portion of the land and urban residential conditional zoning on a portion currently zoned for single-family residential. Its site plan shows 13 multifamily buildings, not to exceed three stories, as well as a community center, pool and playground. The development would have two entrances from West Sugar Cree Road. The property is on the east side of West Sugar Creek Road between West W.T. Harris Boulevard and David Cox Road.
*White Point Paces Properties LLC has requested a rezoning for a little less than half an acre on the east side of North Brevard Street between Belmont and Parkwood avenues. The company wants a zoning of transit-oriented development, mixed use, optional instead of single-family residential. White Point Paces could not be reached for additional information regarding its plans. The rezoning sought allows for a high-density blend of residential, office, civic entertainment, institutional and retail uses near a public transit station.
*Luxity LLC is requesting a rezoning to urban residential 2, conditional, from urban residential 1. The company is proposing building seven townhomes on .27 acres on currently vacant parcels at the northeast corner of South Sycamore and Margaret Brown streets near Interstate 77.
*Foundry Commercial, an Orlando, Florida-based commercial real estate firm, is seeking the rezoning of 23.7 acres near Steele Creek Road and Westinghouse Boulevard. The company is asking for a light industrial zoning on a parcel at 11211 Ed Brown Road that is currently zoned general industrial, conditional, and light industrial on a parcel on Steele Creek Road that is currently zoned single-family residential. Another parcel that is part of its development plans is already zoned light industrial. The company did not respond to a request for more information.
*The Villages at Wesley Heights LLC is requesting a site plan amendment for 1.5 acres of a mixed-use development approved in 2007. The company wants to add more retail and office space to the development, which includes Wesley Village Apartments, according to its application. The property is at the northwest corner of Freedom Drive and Wesley Village Road.
*Harbor Baptist Church is seeking a rezoning of 10.6 acres to allow for a 750-seat church on Reedy Creek Road near Saddlehorse Lane. The church is seeking a rezoning to institutional and office, conditional, from rural single-family.
*Eclan and Associates of Mobile, Alabama, has applied for a rezoning of 1.8 acres at Tuckaseegee and Mulberry Church roads to office from multifamily residential
*Steele Creek (1997) LLC is seeking site plan amendments to the zonings of three parcels totaling 6 acres along Dixie River Road to allow for a shifting of uses among commercial development areas on New Fashion Way and Trojan Drive near Charlotte Premium Outlets.
*Halvorsen Development Corp. of Florida is asking for a rezoning of 1.6 acres at 5920 Prosperity Church Road to allow for a restaurant. The land is currently vacant, and Halvorsen is seeking a rezoning to neighborhood services and a site plan amendment to neighborhood services from urban residential conditional and neighborhood services. The land is bordered by Prosperity Church, Ridge and Old Ridge roads in northeast Charlotte.
