Marvin approves plans for 62-lot subdivision

The Marvin Village Council voted 4-0 Monday to approve preliminary sketch plans for the construction of 62 single-family homes at the northwest corner of Waxhaw Marvin and Stacie Howie roads.

Carolina Development Services plans to devote 15 acres of the 86-acre parcel to green space.

The Village of Broadmoor subdivision will have average lot sizes of 33,750 square feet, with the project’s overall density at .72 units per acre.

The village’s planning department recommended approval of the sketch plans. The developer must submit construction and preliminary plat documents within one year of the sketch-plan approval for the project to move ahead.

In other action, the council voted unanimously to approve the final plat for phase two of the Courtyards at Marvin, an age-restricted community of 61 single-family lots on Providence Road South.

Epcon Communities is developing the 20.35-acre site, which is just north of Bonds Grove Church Road.

The council approved the final plat for phase one of the project in June. Phase two contains 23 of the 61 lots. There are six remaining lots that will be part of phase three. The village’s planning department also recommended approval of the final plat for phase two of the development.

Courtyard at Marvin homes are priced between $304,900 to $357,900. The property includes a clubhouse and private park.

Epcon is one of the most active age-restricted community developers in the Charlotte area. Along with the Village of Marvin, the company has projects in Huntersville, Stallings, Mooresville, Cornelius, Harrisburg and Rock Hill.
