The town of is asking interested developers to submit ideas for the mixed-use development of 18 acres of city-owned property on Beaty Street near Main Street.

The town is looking for a neighborhood that includes commercial and residential uses and parks and green space incorporated into a compact, walkable community that is integrated with existing characteristics of nearby development. Most of the property is zoned neighborhood center 1, with several acres to the south zoned village infill.

For the residential component, the town is requesting a mix of housing types and price points. The property includes a pond and dam, which it says may be removed following North Carolina Department of Environment and Natural Resources procedures.

The town’s public information officer, Christina Shaul, said the town was approached within the past year by someone interested in developing the property. “We thought the appropriate thing was to do was to get it appraised and see what other developers have in mind,” she said.

The city purchased some of the land in 1987, and another portion in 2009 with the idea of having it developed and possibly including a station for the proposed Red Line commuter rail.

“We had always hoped it would turn into some sort of mixed-use development,” she said.

Letters of interest are due Sept. 23; proposals will be due Dec. 2.
