Miller-Valentine Group plans to build a five-story apartment with about 275 units and retail building on 3 acres in NoDa, according to a recently filed petition.

Called MV Optimist Park in the petition, the project would be built along North Davidson Street between East 21st and East 22ng streets.

Miller-Valentine has offices in Charlotte; Charleston, South Carolina; Dallas; and Ohio.

The Miller-Valentine entity MV Residential Development LLC is seeking the rezoning of six parcels to transit-oriented development, mixed use with optional provisions, from industrial. Currently on the property are a couple of single-family homes and Southeast Lighting Inc. offices.

The L-shaped building would encompass parking garage and have ground-floor retail and office space along North Davidson Street. Amenities would include two courtyards, one with a swimming pool, and a fitness center, the company said in an email. The building would rise five stories, and the developer is requesting an optional provision for a maximum height of 75 feet.

Other submitted rezoning petitions anticipate the construction of a commercial center east of Uptown; multifamily construction, an expansion of Hendrick Automotive’s dealerships on Independence Boulevard, townhomes and site plan amendments.

Hawthorne Holding Group and Michael Adams, owner of Hawthorne’s NY Pizza, is seeking a rezoning of 6.63 acres at 2010 Rocky River Road to distributive business and neighborhood services with a site plan amendment from neighborhood services.

The Harris Station project will include a mix of retail, restaurant, office and climate-controlled self-storage. It would include up to eight buildings, ranging from a 500-square-foot kiosk to 100,000 square feet. The maximum building height would be 40 feet.

The site will be accessed by the existing Harris Station Boulevard that connects Rocky River Road and W.T. Harris Boulevard. A gas station has already been built on the property.

“We are focused on developments that bring multiple consumer needs together in one project,” said Adams in an email.

Two companies have submitted petitions seeking rezonings to accommodate the construction of townhomes.

Barringer Capital LLC proposes building 18 single-family attached units on about three-quarters of an acre in the 200 block of West Tremont Avenue.

The company is seeking a rezoning to transit-oriented development, residentially oriented, with optional provisions, from industrial. The land currently has two buildings, including the old Carolina Foundry Inc. building.

The community would have an internal private drive, and the townhomes would be three stories high at a maximum of 50 feet, possibly with roof terraces, according to documents submitted to the city.

The proposed development between South Tryon and Hawkins streets is cater-corner to the under-construction Helix Southend townhomes. Barringer did not respond to an email seeking details as of Thursday afternoon.

CW Development is proposing building 20 townhomes on two single-family lots totaling 4.1 acres on Old Providence Road, just north of its intersection with Providence Road.

The development will access both Old Providence Road and Old Providence Lane, and an existing pond will be preserved. The three-story townhomes will be built in five buildings and have two-car garages. CW did not respond to an email seeking details as of Thursday afternoon.

Further north on Providence Road at Fairview Road, Mallard Creek Associates #1 LLC and Golden Triangle #3 LLC are seeking a site plan amendment for their proposed redevelopment of the Carmel on Providence apartments into apartments, retail and a restaurant.

The LLCs, created by Raley Miller Properties Inc. and Levine Properties, are requesting the amendment to add up to 135,000 square feet of underground climate-controlled self-storage under a structured parking garage within the apartment building and to clarify language regarding the height of the building, said David S. Miller of Raley Miller Properties in an email.

In addition to the Carmel on Providence apartments, the 10.8 acres currently holds a Circle K convenience store and gas station.

The project also will have a retail space up to 95,000 square feet and up to 201 residential units.

To the east, Hendrick Automotive is proposing expanding its multi-dealership center on Independence Boulevard by 41.5 acres. The company currently has dealerships for Porsche, BMW, Acura, Mini and Land Rover vehicles on the west side of Independence.

The company is seeking a rezoning to Business 2, conditional district, from urban residential conditional, residential, and business. Some of the land is already owned by Hendrick; other parcels are home to Charlotte United Christian Academy and a single-family home. Hendrick did not respond to an email seeking details as of Thursday afternoon.

Other recently filed rezoning petitions include:

  • A request for a change to from residential 8 multifamily, conditional, to office on 1.18 acres at 3811 Prosperity Church Road. Bowman Real Estate LLC is seeking the rezoning on land currently home to a day care, which the company plans to renovate into its “own modern real estate office,” said David Cheek, closing coordinator for Bowman, in an email. “The location works great for us and our clients, and we won’t need to change the building or parking lot, just renovate it into a nice hipster office.”
  • Patrick and Beatriz Staub are seeking a rezoning on the land home to Amos’ Southend bar and live music club at 1423 S. Tryon St. The petition asks for transit-oriented development, mixed use, on .33 acres from neighborhood services. No other details were available. Patrick Staub didn’t return a call seeking details as of Thursday afternoon.
  • Michael L. Lavelle is seeking a site-plan amendment to its neighborhood services zoning for the construction of a 4,272-square-foot retail store in south Charlotte. The vacant land at 8149 Williams Pond Lane, between Rea Road and Elm Lane just south of Ballantyne Commons Parkway, would be a Sherwin Williams store, according to documents filed with the city. Harper Lavelle Properties did not respond to an email seeking details as of Thursday afternoon.
  • Steele Creek (1997) LLC is also seeking a site-plan amendment to its commercial plans at Rivergate to allow a shift in retail square footage and to change the zoning on a portion of the 11.7 acres to permit a minor increase in the maximum building size and an alternation location for the allowed area with an accessory drive-thru window use. The land is at Hoover Creek Boulevard and Steele Creek Road, and bound by South Tryon Street. It’s currently zoned commercial center, and proposes up to 90,000 square feet of commercial space in up to seven buildings no higher than four stories. Childress Klein is the parent company of Steele Creek (1997) LLC. Childress Klein did not respond to an email seeking details as of Thursday afternoon.
