Beacon Partners, a leading urban infill office, mixed use, and industrial owner in the Carolinas, recently added six single-story brick buildings, totaling approximately 52,690 SF, to its South End/LoSo portfolio.
Located directly behind the LYNX Scaleybark Station near the intersection of South Blvd. and Clanton Rd., the buildings sit within one block of each other and will be rebranded as LoSo Village. Beacon plans to repurpose the buildings into a cohesive and creative office and retail district.
Beacon is currently rezoning the properties to a combination of TOD-CC and TOC-TR zonings. They anticipate construction to commence in the fall at 3530 Dewitt Lane, a 9,000 SF building. Plans include a new patio, adding windows and commissioning a mural.
Over the past several years, the LoSo (Lower South End) neighborhood has flourished as a walkable area with eclectic retail. “Demand is strong for adaptive reuse. Each building is unique and has its own story to tell.” said Pete Kidwell, Director, Industrial Investments for Beacon Partners. “We like the synergy of having multiple buildings to touch within a confined geography. We have plans to commission multiple murals to tie everything together.”
Beacon’s commitment to making the most of buildings that have served the changing requirements of Charlotte businesses for decades means prospective tenants can expect thoughtful renovations suited to their needs. “The LoSo area has already attracted extremely popular breweries and restaurants, and we expect LoSo Village to follow suit,” said Charles Thrift, Founder of Thrift Commercial who is heading up retail leasing for LoSo Village. “Companies will also find that it offers the ideal space and location for their showrooms.”
LoSo Village compliments the adjacent LoSo Station, a 500,000 SF mixed-use project that Beacon Partners is currently marketing.
MSA is the architect and Barringer Construction will serve as the general contractor for LoSo Village. Interested commercial real estate brokers and visionary tenants will find the buildings in LoSo Village within a block of each other at these street addresses: 3500-06, 3521, 3530, 3531 and 3539-43 Dewitt Lane and 3621 Tryclan Drive.
