Stiles’ Charlotte office, a division of the full-service commercial real estate development firm Stiles, has announced plans to develop a new Class-A, 64,000-square-foot office building in the heart of Charlotte’s historic South End neighborhood. Located at 300 West Summit Ave., the three-story project is ideally situated in the downtown urban core, within walking distance of a light rail station as well as the area’s vibrant nightlife and entertainment offerings.
“Besides its outstanding location, 300 West Summit’s thoughtful architectural design and amenities blend seamlessly into South End’s young and energetic atmosphere,” said David Lee, Stiles Senior Vice President of Real Estate. “With an incredible rooftop terrace that is underscored by the project’s unobstructed views of the Uptown Charlotte skyline, 300 West Summit sets an exciting new standard for boutique urban office in Charlotte.”
Distinguished by two spacious 25,500-square-foot floor plates in addition to 12,800 square feet on the ground floor, Stiles plans to deliver a refined urban office experience consistent with the quality and energy of the surrounding neighborhood. Developed in accordance with the latest standards of sustainability, the building’s sleek facade incorporates timeless materials reflective of historic South End. Sitework has already commenced and vertical construction is scheduled to begin in March 2017. Delivery is anticipated for Q1 2018. As a prototypical urban, in fill development, 300 West Summit will have structured, underground parking.
Property leasing representation is being provided by JLL Managing Director Charley Leavitt and Senior Associate Stephen Woodard. According to Leavitt, 300 West Summit immediately caught the eye of corporations seeking a higher standard of urban office in South End, which continues to experience an exciting renaissance and is attracting young, educated residents who contribute to Charlotte’s burgeoning startup scene.
“South End’s walkability, access to transportation, and luxury residential living create the quintessential urban experience for today’s office user,” said Leavitt. “South End is one of the most unique locations in Charlotte due to its historic charm and plethora of dining establishments, activities and nightlife. This project has been well received by the brokerage community and we are already in active discussions with several lead tenants.”
300 West Summit is within three miles of I-85 and offers unparalleled access to both I-77 and I-277, with on-ramps located within a half mile. The building is within walking distance of the Bland Rail Station, shopping, dining, and nightlife. Tenants at 300 West Summit can also take advantage of the abundant existing and planned residential communities located adjacent to the project. Additionally, the project is less than one mile from the DOWD YMCA, Uptown Central Business District and Bank of America Stadium.
Since opening an office in Charlotte in 2012, Stiles has been rapidly expanding its brand throughout the Carolinas and beyond. In the past four years, the company completed three Publix-anchored shopping centers and a land development project in Charlotte as well as a luxury residential tower in Nashville, TN. Stiles is currently underway with another luxury residential project in Raleigh and another Publix-anchored center in Charlotte. While 300 West Summit will be Stiles’ first office development in Charlotte, the company has several other commercial and residential projects in the pipeline.
“We remain committed to growing our presence in the Carolinas as part of our strategic expansion efforts throughout the Southeast,” said Scott MacLaren, President of Stiles. “With the Charlotte market showing increased strength for urban office in key areas such as South End, this is an excellent opportunity to develop a quality office building that is as attractive as it is transformational, and will create value for the neighborhood.”
