Water Ridge building sold

Three Water Ridge in Charlotte has been sold, according to a release from CBRE Group Inc., which represented the seller.

The property sold to Sentinel Real Estate Corp. Patrick Gildea and Will Yowell of CBRE represented the seller in the transaction.

Three Water Ridge is a 109,609-square-foot office building at 2118 Water Ridge Parkway. The Class A property is part of a 2 million-square-foot corporate park that features walking trails, lakes and distinctive landscaping.

Three Water Ridge is just off West Tyvola Road near Interstate 77. The property is 100-percent occupied by a single tenant with a long-term lease. According to public records, the location is the corporate office for Wal-Mart’s Global Shared Services in North Carolina. The GSS group helps process payroll for the retail giant.

“We continue to witness tremendous interest in high-quality, class-A office product in the Charlotte market and throughout the Carolinas from national institutional investors,” said Gildea in the release.
