CORNELIUS – An $856,454 Mecklenburg County building permit for the construction of a new house on Lake Norman is now the year’s most valuable single-family residential permit.

The permit, for a three-story, 24-room home at 16700 Tinker Place on the tip of a peninsula reaching out into the lake, eclipsed the previous 2013 record-holder by more than $100,000.

The house will have an estimated full build-out cost of $1.25 million, according to the permit. The lot and the 1982 house that is being demolished to make way for the new one sold in April for $1.45 million, according to county property tax records, bringing the total cost for the project to $2.7 million.

The six-bedroom, eight-bath home will have 11,720 square feet of heated area, 2,082 of unheated space and 3,000 of deck area.
