SOUTH CHARLOTTE ─ If two of the most prominent land-development companies in Charlotte get their way, a huge, $200 million mixed-use, master-planned subdivision would arise on 90 acres of the largest chunk of undeveloped land in south Charlotte.

Providence Road Farms LLC, formed by Crosland Southeast’s Peter Pappas and Childress Klein Properties’ Chris Thomas, applied with the city of Charlotte to rezone 89.5 acres east of Providence Road and south of Interstate 485.

Under the rezoning request, the development could have as many as 645 dwelling units, 590,000 square feet of commercial space and 150 hotel rooms, according to site plans filed last week with the city along with a rezoning request.

But a statement issued by Crosland and Childress Klein said the current master plan for the project calls for 225,000-250,000 square feet of retail, anchored by “an upscale grocery store,” with about 90,000 square feet of restaurant and shopping on a main street surrounding a public plaza.

The project would also include two five- to six-story Class A office buildings and two two-story medical office buildings with a total square footage of 60,000, the statement said. There would also be two parking decks.

The plan also calls for 180 single family homes and town houses and 375 Class A apartments, the statement said.

The property is known by its current owners as the Matthews Family Farm, the statement said. The owners approached the two companies to develop the land, the statement said, which is just outside the Charlotte city limits but is under the city’s planning and zoning jurisdiction.

The land, which is vacant except for two houses, is zoned R-3 and R-3 conditional, which allow for the development of up to three homes per acre.

Providence Road Farms LLC applied to rezone most of the area to two mixed-use zoning classifications, MUDD-O and MX-2, both of which are considered “innovative” by the city planning department.

The acreage is across Providence Road from Ardrey Kell Road and Rea Village, approximately between Golf Links Drive to the north and Chancelot Lane to the south.

A public hearing on the rezoning petition will be filed Oct. 21.
