CHARLOTTE – The Arden Group, a developer from Winston Salem, has filed a request with the city to rezone about 39 acres in the University Area for up to five automobile dealerships.
In the petition, Arden is asking to rezone the land from a Commercial Center use to a B-2 general business use, said Sonja Sanders, a planner with the city of Charlotte. The land in questions is across University City Boulevard from IKEA and the Belgate shopping center.
Sanders said Arden needs to rezone the land because the CC zoning distinction doesn’t allow auto dealerships, but she said the request isn’t asking for a huge change.
“CC allows office, retail and hotels, so it’s really going retail to retail,” she said. “They’re similar uses.”
Arden didn’t return calls on Thursday, so there was no word on specific plans. The site plan, however, shows that, if the rezoning is granted, Arden could develop up to 275,000 square feet of space. Suburban Cleveland-based DDR owns the land up for rezoning.
The public hearing for this rezoning is set for the June 17 City Council meeting, which begins at 6 p.m. in the meeting chamber of the Charlotte-Mecklenburg Government Center, at 600 E. Fourth St.
