Perry Butler, office manager for Concord-based Benham Real Estate Group, was a little surprised when he saw this sale go through. The company specializes in REO properties - but rarely do they sell for more than $1 million.
"You look at a client, such as Harris Teeter, and they're going to renovate before they build new," said Dave Winston, project manager for Jefferson-based Vannoy Construction. "It sounds cliché, but people are still talking about the economy.
"As buyers begin to meet prices, there will be an upward pressure on prices," he said. "There are an increasing number of buyers coming on the market, more buyers and fewer homes. We’ve even had some multioffer situations. Not many, but some."
In December, Houston-based Hines, the building's owner, was issued more than $170,000 in Mecklenburg County building permits for work at Charlotte Plaza. One permit, valued at more than $150,000, was issued for parking deck improvements.
Homes in the Sanctuary neighborhood near Lake Wylie don't usually come at a reduced price, especially now that the market has started to turn around. But that's exactly what happened for this six-bedroom, seven-bath, two half-bath home on Green Heron Court.
"The last two or three years have been tough on contractors and designers," he said. "There haven’t been jobs for new professionals coming out of schools, and people have been losing jobs, too."
Holly Gantt has been working in sales for Charlotte-area homebuilders since 1995. But she said this five-bedroom, 5.5-bath home in Matthews is one of the most meticulously kept houses she's ever seen.
When it comes to occupancy rates for Class A office buildings in Charlotte, Harris Corners Corporate Park's isn't the highest.
"The first thing I’d like to do is update the land-use plan," he said. "It has not been updated since 1999."
Charlotte-based Plattner Custom Builders built this Davidson home in the River Run community.
